Holidays Caravans

1. General Booking Conditions

Any booking received, accompanied by the appropriate deposit, represents a contract between Middlewood Farm Holiday Park, here after referred to as The Park, and the Customer, binding each to the following conditions. The person making the booking accepts the contract on behalf of all members of the party, and is responsible for making due payments, and for making all members of the party aware of these terms and conditions.


A £100.00 non-refundable (and non-transferable) deposit is required upon booking. All balances due must be paid at least 6 weeks before arrival, or upon booking if the arrival date is less than 6 weeks away.


Specific holiday homes can be requested (subject to availability) and where necessary, we reserve the right to reallocate holiday homes before arrival, and also to allocate a larger caravan than requested (at no extra cost). We will always do our best to accommodate special requests.


Payment is preferred by Debit Card or Credit Cards, BOTH FREE Transactions. If paid for by cheque, bookings will be held for 5 days, pending receipt of your cheque for the deposit/full amount.

2. Hire Period and Times

Our weeks usually run from Saturday to Saturday throughout our main season. Where the dates are shown in Red on our tariff, we are able to offer Short Breaks, based on a minimum stay of 3 nights. We can also be flexible on arrival dates for weekly stays during the dates shown in Red. Where the dates are shown in Blue, we may be able to offer Short Breaks on a late availability basis.


Caravan Holiday Home keys are available between 4pm & 6pm on the day of arrival, please don’t arrive early anticipating early occupation.


If you expect to arrive after 6pm then you MUST notify us in advance to agree a new arrival time. Failure to do so will be deemed to be a cancellation and The Park reserves the right to re-let the accommodation.

CHECKOUT time is by 10.00am on the day of departure.


Failure to depart on time affects the Housekeeping schedule for incoming guests and will incur a late departure charge. A late departure may be requested and booked IN ADVANCE ONLY, and is subject to availability.


At the end of your holiday you must leave everything in a clean and tidy condition.

The Park retain the right to enter any holiday home at any reasonable time if deemed necessary by us, or in case of an emergency.

3. Dogs

Dogs are only permitted in certain holiday homes and strictly by prior arrangement at the time of booking. A maximum of two dogs will be accepted in our ‘pet – friendly’ units only at a cost of £6 per Dog per night.


We do not accept Cats/litter trays or any other pets.


A dog is only allowed on the understanding that it will never be left unattended in the accommodation or anywhere else on the Park, and must be kept on a lead at all times. Dog bedding is to be brought and used, and dogs must NOT be allowed on the seating, beds or any soft furnishings.


Dogs must be exercised outside the Park and any fouling within the park area must be cleared up immediately.


No Dalmatian’s, Dangerous breeds or apparently aggressive dogs will be allowed. The dog is the responsibility of its’ owner at all times, and no responsibility will be taken by the Park for any damage caused by it. The owner of a dog will be held responsible & liable for any damage caused by their dog.

4. Vehicles / 5mph Speed Limit

Cars are not charged for, but must be parked in the areas provided. No Parking on any grass area is permitted. Our Holiday Park is designed mainly for families and does not accept commercial bookings. Any commercial vehicles brought onsite by holidaymakers must be parked as directed.


The speed limit on the park is 5mph and is constantly monitored and enforced to ensure the safety of everyone onsite, including children at play. Speeding incidents will be recorded and re-offenders will be required to leave the Park.

5. Holiday Home Linen

Pillows, duvets are provided in our Holiday Homes. You must provide your OWN linen, this includes sheets, pillow cases, duvet covers & towels. Our mattresses, pillows & duvets are already covered for presentation purposes only. These fitted covers must be covered with your own linen. Any accidental staining of our covers must be reported to reception immediately. For young children, if necessary, we request you protect the beds with waterproof under sheets.

6. Travel Cots and High Chairs

Travel Cots and High Chairs may be hired at an additional cost, subject to availability. Please make requests at the time of booking. Cot linen is not provided.

7. Maximum Occupants / Group Bookings

The total number in your party (including children and babies) must not exceed the maximum capacity of the Holiday Home two bedroom caravans accommodate a maximum 4 people, and three bedrooms a maximum of 6 people.

As we are a family park, bookings for single sex groups or unsupervised young groups (under 21 years) are not accepted.

8. Fire Precautions / BBQs

All accommodation is strictly NON-SMOKING. Non-compliance will be seen as a breech of this contract, and a deep cleaning housekeeping charge of £50 will be applied if necessary. As a fire precaution, use of candles is not permitted inside accommodation. Properly constructed Barbecues are permitted when placed outside, off the ground at least 3 meters from any holiday home or vehicle. To avoid a fire, charcoals must be fully extinguished before placing in bins. All barbecues must be extinguished before 11pm.

Open fires, of any nature, are Strictly Prohibited.

9. Play Area

It is a condition of use of the play areas that Parents/Guardians are responsible for the safety of their children and consequently must supervise their children at all times.

10. Conduct

11pm is the cut off time for noise across the Park. At all other times, noise should be kept to a minimum to avoid disturbance to other park guests. Behaviour we deem inappropriate or any breach of these Conditions may result in immediate termination of the booking, without any refund or compensation.
General Terms and Conditions of Booking

Middlewood Farm Holiday Park reserves the right to refuse any booking or to ask any persons to leave the Park.
We reserve the right to terminate the booking where we feel that the comfort and enjoyment of other guests may be put at risk.

11. Changes and Cancellations

After a booking has been confirmed, any significant changes will incur a £10.00 Administration Fee, automatically added to the booking. We should be notified of any holiday cancellation as soon as possible. If your cancellation notice is given to The Park in writing, email or fax, at least 42 days before commencement of the holiday, then all monies will be refunded, less the deposit booking fee which is non-refundable or transferable. After this date in the event of a cancellation the FULL BALANCE of the hire charge is payable by the hirer unless the accommodation can be re-let. We reserve the right to cancel any holiday where the balance has not been paid 42 days prior to arrival, as stated under these booking conditions, without any compensation. Refunds cannot be issued if you leave your holiday early, for whatever reason. In exceptional circumstances, we may have to cancel or amend your booking. If we do so we will tell you as soon as possible and you can choose either to have a full refund, or accept any alternative arrangements offered to you, or book another holiday with us at the brochure price. If it is necessary for us to cancel your booking we will have no further liability to you. We strongly recommend taking out Travel Insurance.

12. Accidents/ Injuries

Any accidents or injuries sustained on the park must be reported to Reception.

13. Liability

While every effort will be made by The Park to fulfil the contract, except where stated in these Conditions, The Park shall not be liable for any changes, cancellations, effect on your holiday, loss or damage suffered by you or for any failure by us to properly perform any of our obligations to you which is due to any event or circumstance beyond our reasonable control, e.g. fire, flood, exceptional weather, epidemics, and all similar situations. The Park cannot be held responsible for the failure of water, drainage or other mains services beyond our immediate control. The Park will not be liable for any loss or damage occasioned to any vehicle or belongings, nor for any injury whatsoever to any person whilst on the park, unless caused directly by the negligence of an employee. Customers are wholly liable for any repairs, cleaning or replacements required to any park property damaged during their stay. Any such damage must be reported (and paid for) at Reception. 
After your departure; if the caravan holiday home is in need of a deep clean, over and above the normal housekeeping service, we will charge you retrospectively for this service.

14. Lost Property

Items left in the accommodation at the end of your stay will be retained for 7 days only. A postage & packing charge of £10.00 for most items (subject to weight) will apply.

15. Pricing

All prices include VAT at the prevailing rate. The Park reserves the right to alter prices in the event of a change in the prevailing rate of VAT.

16. Website Accuracy

Whilst every care is taken to ensure that the details in our website and online booking system are correct at time of being published, we cannot accept responsibility for errors contained therein or results there-of.

17. Reporting an Issue

We aim to help ensure all our guests have a comfortable and enjoyable holiday. If you have any concerns about your holiday whilst staying with us please tell the Reception Desk immediately and we will respond as soon as possible.

We will not be responsible for any matter, which you knew about during your stay but did not inform us about during your stay.
We reserve the right to vary these conditions at our discretion.

Glamping Pods

1. General Booking Conditions

Any booking received, accompanied by the appropriate deposit, represents a contract between Middlewood Farm Holiday Park, here after referred to as The Park, and the Customer, binding each to the following conditions.


The person making the booking accepts the contract on behalf of all members of the party, and is responsible for making due payments, and for making all members of the party aware of these terms and conditions. A £70.00 non-refundable (and non-transferable) deposit is required upon booking. All balances due must be paid at least 6 weeks before arrival, or upon booking if the arrival date is less than 6 weeks away.


Specific Camping Pods can be requested (subject to availability).


Payment is preferred by Debit Card or Credit Cards BOTH FREE Transactions. If paid for by cheque, bookings will be held for 5 days, pending receipt of your cheque for the deposit/full amount.

Glamping Pod keys are available between 3pm & 6pm on the day of arrival, please don’t arrive early anticipating early occupation.


If you expect to arrive after 6pm then you must notify us in advance to agree a new arrival time. Failure to do so will be deemed to be a cancellation and The Park reserves the right to re-let the accommodation.


CHECKOUT time is by 10am on the day of departure. Failure to depart on time affects the Housekeeping schedule for incoming guests and may incur a late departure charge. At peak times a minimum stay of 3 nights maybe required and a minimum 2 night stay is required on all weekends. At the end of your holiday you must leave the accommodation in a clean and tidy condition, removing all rubbish and recycling.

3. Maximum Occupants / Group Bookings

We allow a maximum of 3 families to stay together (maximum 12 people), bookings for larger groups, single sex groups or unsupervised young groups (under 21 years) are not accepted. The total number in your party (including children and babies) must not exceed the maximum capacity of the Glamping Pods. Our Glamping Pods allow a maximum of 4 adults, or 2 Adults & 3 small Children.

4. Glamping Pod Facilities

The Glamping Pods are equipped with raised Beds & Mattresses, a Heater, Fridge, Microwave and Kettle. You will require to bring your own Towels, Toiletries, Crockery, Cutlery, Outside chairs if required. Also sleeping bags and pillows (waterproof sheet for young children if necessary).

5. Dogs

Dogs are permitted in our Camping Pods by prior arrangement at the time of booking. A maximum of two dogs will be accepted at a cost of £6.00 per night, per dog.

A dog is only allowed on the understanding that it must NOT be left unattended in the accommodation or anywhere else on the Park, and must be kept on a lead at all times on the Park. Dogs must be exercised out of the Park. Any fouling in any area must be cleared up immediately. No dangerous breeds or apparently aggressive dogs will be allowed. The dog is the responsibility of its’ owner at all times and no responsibility will be taken by the Park for any damage caused by it. The owner of a dog will be held responsible & liable for any damage caused by their dog.

6. Vehicles

One car parking space is assigned per Glamping Pod. Parking for extra cars may be away from the Pods. Any commercial vehicles or additional vehicles brought onsite by holidaymakers must be by prior arrangement and parked as directed by the park warden.


Entry to the park is via a security barrier. The barrier code will be issued to you upon check-in at reception. Our security barrier is locked down between 10.45pm & 7.30am to eliminate vehicle movement on & off site between these times, thus avoiding disturbances to other guests.

7. 5mph Speed Limit/ No EV (vehicle) Charging

The speed limit across the Park is 5mph and is constantly monitored and enforced to ensure the safety of everyone onsite, including children at play. We encourage a one-way system around the park.  No EV charging from pitch hook ups. Please ask at reception for local charging points.

8. Camping Tents / Gazebos / Event Tents

We do not allow Gazebos and other camping constructions to be erected around the cabins. Additional Tents will be accommodated in the appropriate areas on the park.

9. No Noise after 11pm

We operate a No Noise after 11pm policy. This includes talking loudly....Radios etc. Anyone found or reported to be creating a disturbance after this time will be required to leave the Park. Refunds will be at the Park's discretion.

10. Fire Precautions / BBQs

All accommodation is strictly NON-SMOKING. Non-compliance will be seen as a breach of this contract, and a deep cleaning housekeeping charge of £40 will be applied if necessary. As a fire precaution, use  of candles is NOT permitted inside or outside. Barbecues are allowed but to be used at a safe distance away from your Glamping Pod. To avoid a fire BBQ’s must be fully extinguished before placing in bins. 


All BBQ’s must be extinguished before 11pm. BBQ’s must not damage the grass, any guests causing damage to the grass will be charged £10.00 for repairs. Open fires, of any other nature, are strictly prohibited. Gas cooking utilities of any kind must never be used inside the Glamping Pods.

Strictly No Chinese Lanterns. 

11. Play Area

It is a condition of use of the play areas that Parents/Guardians are responsible for the safety of their children and consequently MUST supervise their children at ALL times.

12. Conduct

11pm is the cut off time for noise across the Park. At all other times, noise should be kept to a minimum to avoid disturbance to other. Respect and consideration should be shown at all times to your natural surroundings, and wildlife. Behaviour we deem inappropriate or any breach of these Conditions may result in immediate termination of the booking, without any refund or compensation. The Park reserves the right to refuse any booking or to ask any persons to leave the Park. We reserve the right to terminate the booking where we feel that the comfort and enjoyment of other guests may be put at risk.

After your departure, if the Camping Pod has been damaged as a result of your stay or is in need of a deep clean, over and above the normal housekeeping service, we will charge you retrospectively for this service or repair.

16. Lost Property

Touring and Camping Pitches

1. General Booking Conditions

Any booking received, accompanied by the appropriate deposit, represents a contract between  Middlewood Farm Holiday Park, here after referred to as The Park, and the Customer, binding each to the following conditions.


The person making the booking accepts the contract on behalf of all members of the party, and is responsible for making due payments, and for making all members of the party aware of these terms and conditions.


A £40 non-refundable (and non-transferable) Deposit is required upon booking (or the total balance if less than £40).


All remaining balances due must be paid on 14 days prior to your arrival date. Non payment of balances may result in your booking being automatically cancelled. 


Specific Pitches can be requested (subject to availability) and where necessary, we reserve the right to reallocate Pitches before arrival, and also to allocate a larger or higher specification Pitch than requested (at the same cost).


In our peak months of July and August, advance bookings require a minimum stay of 3 nights.


You will be allocated a pitch large enough to accommodate your caravan/motorhome or tent according to the size you state at the time of booking. It is your responsibility to ensure this information is accurate. If the actual size on arrival is larger, we may not be able to accommodate you, and refunds are not applicable.

2. Hire Period and Times

ARRIVAL time for Pitches is between 12.00 noon & 6pm on the day of arrival. Please inform us in advance if you expect you to arrive after these times. Failure to arrive on the booked arrival day, with no notification, the pitch will be deemed cancelled and made available for re-letting.


Guests are required to report to reception to book in on arrival. All units must display the yellow tag, issued upon check in, in a clear and visible manner.

CHECKOUT time is by 11am on the day of departure. Failure to depart on time affects the arrival of incoming guests. A late departure of 6pm may be requested and booked on the day of your departure, at the fee of £10 per pitch and is strictly subject to availability of that Pitch.

3. Group Bookings

We allow a maximum of 3 families to stay together (maximum 12 people), bookings for larger groups, single sex groups or unsupervised young groups (under 21 years) are not accepted. Any groups found on the park, after booking separately, will be required to leave the Park. Refunds will be at The Park's discretion. We do accommodate bone-fide school groups / organisations upon written request (avoiding High season periods).

4. No Noise after 11pm

We operate a No Noise after 11pm policy. This includes talking loudly....Radios etc. Anyone found or reported to be creating a disturbance after this time will be required to leave the Park. Refunds will be at the Park's discretion.

5. Dogs

Dogs are welcome by prior arrangement at the time of booking, (or updated on the booking upon arrival). A strict maximum of two dogs will be accepted per pitch at a cost of £2.50 per dog per night.


A dog is only allowed on the understanding that it will never be left unattended on the pitch or anywhere else on the Park, and MUST be kept on a short lead at all times. Dog exercise areas out of the Park should be used and fouling in any area must be cleared up immediately. No dangerous breeds or apparently aggressive dogs will be allowed. The dog is the responsibility of its’ owner at all times, and no responsibility will be taken by the Park for any damage caused by it. The owner of a dog will be held responsible & liable for any damage caused by their dog.

6. Vehicles/ 5mph Speed Limit/ No EV (vehicle) Charging

A maximum of one car by each pitch is allowed. Any additional cars may be parked in the nearby areas away from the pitch. Any commercial vehicles will only be accepted by prior permission and must be parked as directed by the park warden. The speed limit on the Park is 5mph and this is constantly monitored and enforced by our Park Wardens to ensure the safety of everyone onsite, including children at play. Speeding incidents will be recorded and re-offenders will be required to leave the Park. No EV charging from pitch hook ups. Please ask at reception for local EV charging points.

7. Shower Blocks / Disabled Toilets

Shower blocks are open 24 hours, however at certain times during the day, facilities may be restricted whilst being serviced. Young children MUST be accompanied/supervised by their parent or guardian to the shower/toilet/facility areas. Please contact Reception if you require the key for the disabled facility. A £10.00 refundable deposit will be required.

8. Fire Precautions/ BBQs

Strictly NO FIRES, NO WOOD burning. Properly constructed CHARCOAL BARBEQUES are permitted and MUST be used at a sensible distance away from your Caravan, Motorhome, Tent and Vehicle. BBQ’s must NOT be allowed to burn the grass, and must either be on a Stand or placed on Bricks (which are available at the Park’s entrances). Persons damaging the grass will be charged £10 for any repairs. BBQ’s must not be left unattended whilst alight, and MUST be extinguished BEFORE 11pm. Ashes must be disposed of in the METAL bins provided. Strictly NO Chinese Lanterns.

9. Gazebo’s / Event Shelters

Gazebo’s are NOT permitted. Modern, enclosed, Event / Cooking shelters may be permitted, with prior permission, and charged accordingly.

10. Conduct

11pm is the cut off time for noise across the Park. At all other times, noise should be kept to a minimum to avoid disturbance to other park guests. All Park Rules must be abided by. Any behaviour the PARK WARDEN deems inappropriate or any breach of these Conditions may result in immediate termination of the booking, without any refund or compensation. The Park reserves the right to refuse any booking or to ask any persons to leave the Park. We reserve the right to terminate the booking where we feel that the comfort and enjoyment of other guests may be put at risk.

11. Changes and Cancellations

After a booking has been confirmed, any significant changes will incur a £10.00 Administration Fee, automatically added to the booking. All holiday payments are non-refundable and non-transferable.


Any cancellations must be made at least 14 Days in advance, otherwise the balance of the holiday is still due to be paid. The balance is not due if cancelled with the required notice, but deposit payments cannot be refunded. Refunds cannot be issued if you leave your holiday early, for whatever reason. In exceptional circumstances, we may have to cancel or amend your booking. If we do so we will tell you as soon as possible and you can choose either to have a full refund, or accept any alternative arrangements offered to you, or book another holiday with us at the brochure price. If it is necessary for us to cancel your booking we will have no further liability to you.
